CBRE setting up new Global Financial HQ in Manhattan

CBRE is setting up a new Global Financial Headquarters in Manhattan’s Lever House on Park Avenue, as the world’s largest commercial real estate services firm increases its presence in New York City’s capital markets and seeks to diversify its services beyond traditional commercial property transactions.

The new headquarters, designed and operated by Industrious, will take up 6,000 sq m on six floors of Lever House from Q4 2025. The building, designated as New York’s  first modernist landmark in 1982, has recently undergone a complete $100 million refurbishment, adding a new lobby, ground-level public plaza and modernised building systems.

Four floors will house CBRE Investment Management’s headquarters operations, including its Co-CEOs; CBRE’s chief financial officer and various corporate functions that support the company globally, as well as national lines of business that interact directly with the capital markets. The remaining two floors will be dedicated to an Industrious flex workspace targeted to senior executives.

CBRE has partnered with Industrious to deliver the Global Financial Headquarters under a unique operating model: a managed fixed-flex lease. Industrious will manage the design, buildout, operations and experience of the space as well as operate the adjacent Industrious flex workplace. This will allow CBRE to grow its occupancy over time and share in amenities and programming with the adjacent Industrious workspace.

The move reflects “CBRE’s increasing financial presence in New York, the growth of its investment management business and the company’s greater intertwinement with the public and private capital markets through its mergers-and-acquisition activity and co-investments in real estate and other assets,” the group said in a statement.

200 Park will continue to serve as the headquarters of CBRE’s New York Tri-State Advisory Services business and house the company’s New York-based Global Workplace Solutions teams. CBRE global corporate headquarters will continue to be at 2121 North Pearl Street in Dallas.
