Second global tenant signs at Verdion’s Berlin logistics park
Pan-European logistics real estate specialist Verdion has secured a second global tenant at its €100 million Verdion PremierPark Berlin development in Ludwigsfelde.
High-end automotive manufacturer Brabus Automotive has taken Unit DC5, comprising 9,158 sq m — 7,861 sq m of warehousing, an 862 sq m mezzanine, and 435 sq m of offices and welfare space. The unit lies on the eastern edge of the park.
The deal follows a February 2025 letting to a global branded goods manufacturer, which took Unit DC2—a 12,134 sq m space including 10,462 sq m of warehousing, a 653 sq m mezzanine, and 1,019 sq m of office and welfare space.

“These lettings reflect the continuing flight to quality and appetite for flexible space designed to support operational efficiency, and we are in advanced talks with additional parties looking to expand here,” said Dominik Schäffer, group head of asset management at Verdion.
The park is located on a 150,000 sq m former brownfield site in the Ludwigsfelde submarket of Berlin, around 35 minutes from the city centre and near the A10 ring road. The site was formerly part of the IFA industrial area, where trucks were produced from the 1960s until German reunification.
The development includes three energy-efficient buildings with a total lettable area of more than 66,000 sq m. Units are available from 6,446 sq m upwards and can be flexibly configured to meet occupier requirements. The site includes a 300-space car park, bicycle facilities, and a dedicated pedestrian entrance 150 metres from Birkengrund regional rail and bus station.
All new facilities are designed to meet high sustainability and operational efficiency standards, targeting DGNB Platinum and KfW40 certification. Features include underfloor heating powered by district energy, roofs pre-equipped for photovoltaic panels, EV charging infrastructure, and biodiversity enhancements such as 200 new trees and wildlife habitats.
Verdion PremierPark Berlin is the most significant asset in Verdion European Logistics Fund 1, which has invested more than €300 million in logistics properties across Germany, Denmark, the Netherlands, and Czechia since its final close in 2020. The fund is fully deployed, and its successor vehicle, VELF 2, is active. With logistics vacancy in Berlin below 1.5% and prime rents continuing to rise, demand remains strong for modern, well-located industrial space like that offered at Verdion’s park.
