Munich BMW office makes way for mixed eco-neighbourhood

The city of Munich authorities have granted CV Real Estate a preliminary building permit to develop a multi-use neighbourhood in the Milbertshofen-Hart district of the city.

The project, N-Gen, will occupy the site of a 33,000 sq m office building presently occupied by BMW until mid-2025.

The property at Lauchstädter Straße 5-11 was acquired by Munich-headquartered CV Real Estate in autumn 2022 from a joint venture of JP Morgan and the Munich real estate investor Reiß & Co.

The city of Munich’s department of urban planning and building regulations has given preliminary consent to the project, N-Gen, which will have a ground floor area of 54,260 sq m. The planned neighbourhood will provide a mix of office, retail, hotel, boarding house, catering, fitness, life science, light production and manufacturing spaces and has been designed by the New York architectural firm HWKN.

“We want to create a lively neighbourhood that promotes exchange and collaboration between companies, employees and the local community,” said Hakan Schmitzer, head of development at CV Real Estate. He said that the project will “go the extra mile in terms of ecological sustainability, which only begins with green roofs and green facades.”

While the name, N-Gen, is a reference to “next generation” the developer said that it also sounds like “engine”, a nod to BMW which will retain a presence in the area at the nearby BMW City and BMW IT centre.
