Patron and Inbright to transform German factory site
Investor Patron Capital and property company Inbright have acquired parts of the Mann & Hummel industrial site in Ludwigsburg, Germany and, along with DZ Hyp as financing partner, plan to invest up to €180 million renovating the asset to create a modern research and development and light industrial campus.
The 51,000 sq m site is located in Ludwigsburg’s Weststadt area. The parts of the site sold by filtration manufacturer Mann & Hummel will be renovated and, in some cases, replaced by new buildings. About 75,000 sq m of rental space will be created, with 32,000 sq m of new buildings.
Patron and Inbright said in a statement that the site will be redeveloped with a particular focus on sustainability and it will provide flexible spaces that reflect the needs of modern manufacturing businesses.
“The industrial campus we’re planning to create will meet considerable demand in this area,” said Till Meister, Inbright’s senior project manager for the project. “With a particular focus on ESG, the space here will offer maximum energy efficiency and flexibility, and will be constructed using sustainable methods.”
