Property investment manager Europa Capital is targeting last mile logistics in the UK with its newly launched British Light Industrial Platform.
The platform is targeting a GAV of more than £100 million in 18 months and has been established with a £27 million seed portfolio of three industrial assets located close to London and 88% occupied. Seven Dials will be the platform’s asset manager.
The new enterprise will mainly focus on income producing last-mile logistics and warehouse investments with the opportunity to create value through active asset management, such as refurbishment, re-letting activity and expansion through development.
Europa said the platform will capitalise on the positive market trends near major UK cities, where rental growth is underpinned by a reduction in supply and rising demand from the growing e-commerce sector.
“This new platform is a planned agglomeration strategy whereby we look to acquire smaller assets, which require active management, and then to improve liquidity further through creating scale,” explained Europa Capital partner James Fortescue.
