Belgian Aedifica buys Dutch care campus in €20m deal

Brussels-based healthcare property specialist Aedifica has paid €20.5 million for a care campus in Netherlands town of Uden. The campus, which comprises two buildings, has a total capacity of 108 senior residents.

The deal shows an initial yield of around 6%, Aedifica stated.

Aedifica has 65 sites in its Netherlands healthcare portfolio. The Uden care campus is the first Aedifica asset operated by the not-for-profit company Stichting Laverhof, “further diversifying our tenant base,” said Aedifica Netherlands country manager Eric Scheijgrond.

The campus includes two buildings. Het Retraitehuis (pictured) which dates from 1911 but has been renovated and extended several times, accommodates 45 elderly people requiring continuous care and 19 living independently. Het Kloosterpark was completed in 2019 and has 44 apartments for independent elderly people.

Aedifica has a portfolio of more than 490 sites in Belgium, Germany, the Netherlands, the United Kingdom, Finland and Sweden, worth more than €3.5 billion.

In October 2020 the company completed a €459 million capital increase.
