REALX: Senior living asset class thrives but stock outdated
The ongoing corona virus crisis has made clear that the healthcare and senior living investment asset class is resilient, in part because it is not correlated to political factors.
However, the main challenges are in the stock itself, says Ron Van Bloois partner in Hevo, lecturer at Amsterdam School of Real Estate and co-founder of the Senior Housing and Healthcare Association.
In his presentation at the Realx.Global session, Impact Investing, Senior Living and Healthcare, van Bloois said that while demographics have created a booming sector, it contains different target groups with distinct needs, ranging from the self-sufficent elderly to those with dementia and suffering physical impairment that need 24/7 care.
From an operator perspective there are challenges, not least high levels of outdated stock that do not conform to modern criteria, notably ESG considerations, van Bloois said.
