Realcast: Logistics market close-up, Netherlands property on pause, money in the market

At Real Asset Media’s and Savills’ Logistics Trend 2022 briefing “nearshoring” was the byword and is transforming the outlook for the sector. Tailwinds continue to be much stronger than the headwinds for the logistics sector and in the first half of the year over 20 million sq m were transacted, mostly in Germany and the Netherlands. Real Asset Media’s briefing on the Netherlands revealed the country is sought after by investors but the threat of further regulation is really bringing the residential market to a standstill.

But a threatened increase in capital transfer tax could spur on activity as could ESG restrictions.

UK news has been dominated by the death of HRH the Queen but the sector is active. Euro fund Logistics Capital Partners closed a deal with Costco Wholesale to develop their first European fulfillment centre near Madrid, Prologis bought a the €1.6 billion portfolio from Crossbay and Brookfield Asset Management has over $110 billion to invest. Accor is meanwhile planning the sale of its Hoxton hotel stake.
