Focus on land for logistics as competition grows

In an interview with Richard Betts at Transport Logistic in Munich (2 to 5 June 2025), Raimund Paetzmann, managing partner at Logivalue GmbH, shares his insights on logistics location trends and how shifting market dynamics are creating new opportunities for investors.

Paetzmann explains that while demand is currently muted, the market is entering a window of opportunity. “If I would be, you know, a decision maker in the supply chain, I would actually go for buildings,” he says. “They will be very attractive in the moment and I assume in the next 18 months we will see a really, you know, intensifying of the market.”

As global supply chains decentralise and regionalise, he notes rising competition for prime logistics space — including from the defence and data centre sectors.

Looking ahead, Paetzmann sees continued strength in core Western Europe: “Germany, Netherlands and France will remain very strong performers.” But other locations are emerging too: “I think Poland will play a bigger role… Romania could come up. Hungary depends a little bit how they position them in the future… The Baltics could play a role and I see even in Portugal there could be a near-shoring or French-shoring possibility.”

Proximity to deep water ports, he adds, will be a critical factor in location strategies going forward.
