Auction plays to potential of Tuscany’s upscale hospitality market

Villa del Barone: Tuscany viewed as opportunity for hospitality sector.

Italy has long been synonymous with luxurious travel experiences, and its market for upscale hospitality is flourishing, particularly in Tuscany. As businesses increasingly seek sophisticated venues that blend work and leisure, this region is rising as a top choice for corporate events and high-end conferences. Tuscany’s historic charm, beautiful landscapes, and strong tourism infrastructure make it an ideal setting for high-end hospitality investments. One such opportunity is the upcoming auction of Villa del Barone, a Renaissance villa with potential to become a luxury hotel , conference centre and spa.

The hospitality sector in Italy is experiencing significant growth. According to the World Capital Group (WCG), Italy has approximately 449,300 tourism accommodation facilities, with 8% located in Tuscany. The region stands out because of its concentration of luxury accommodation. It has almost three times the national average number of 5-star hotels with 160 facilities, nearly 1,000 4-star hotels, and over 2,500 3-star hotels. These numbers underscore Tuscany’s prominence in the Italian hospitality market and its potential for further upscale developments.

Tuscany turns out to be one of the most appealing destinations in the hospitality real estate sector. In 2022, the region saw an increase in accommodation with 160,390 beds available, reflecting a positive growth trend. In a sector often marked by management changes and asset enhancements this signals strong investor confidence.

Amid this booming market, Villa del Barone, a 7,000 sq m Renaissance estate located in Montemurlo, just outside Florence, presents an exciting investment opportunity. The property will go under the hammer at a private auction by INOM Luxury Auctions in February 2025. The villa, set on three hectares of land, blends historical beauty with modern potential and is a strong candidate for conversion into a luxury hotel and congress centre.

Built in the 16th century, the villa’s interior includes galleries with Tuscan columns, classical entablature, and a room adorned with marine-themed paintings. Outside, the garden houses the remains of an 18th-century nymphaeum, providing a backdrop for outdoor events or a wellness area. With space for approximately 30 rooms, conference facilities, a spa, and outdoor amenities, Villa del Barone could meet the growing demand for exclusive hospitality in Tuscany.

INOM Luxury Auctions, Italy’s first platform for luxury real estate auctions, views Villa del Barone as a prime example of the region’s potential for high-end development. Andrei Moiseev, founder of INOM, believes that investing in this villa means tapping into a sector, “increasingly looking for solutions to meet the continuing demand for exclusive hospitality in luxury facilities.”

No starting bid has been set for the auction and the process is still open to new bidders. INOM said that its auction process offers a transparent and efficient way for investors to acquire properties like Villa del Barone. The platform facilitates due diligence, from technical checks to marketing strategies, offering potential buyers the chance to participate both in person or online. The auction method tends to attract motivated buyers but also provides a clear outcome, as Moiseev explained: “The auction methodology circumscribes the sale within a well-defined timeframe and selects the most motivated buyers.”

As the hospitality sector in Tuscany continues to grow, Villa del Barone stands as a rare opportunity for investors to enter the market. Its blend of historical charm and potential for luxury development aligns with the trends driving Tuscany’s status as a top destination for upscale hospitality and conference facilities.
