Niam makes logistics debut in Norway close to Oslo airport

Nordic property company  Niam has made its first logistics acquisition in Norway with the purchase of a 64,000 sq ft logistics asset currently under construction at Gardermoen, close to Oslo Airport.

Niam has signed an agreement with Wästbygg Gruppen subsidiary Logistic Contractor to acquire the building which is fully let to HVAC, plumbing, electrical equipment and tools distributor Ahlsell on a fifteen-year lease.

The building is scheduled for completion in summer 2025.

“The deal has been achieved through a mix of forward funding and forward commitment and is an example of Niam’s ability to structure deals in a way that suits all parties,” said Niam fund manager Henrik Gerdin. “Our expansion journey will continue and we are actively looking to acquire quality logistics facilities in strong logistics nodes around the Nordics.”

Ahlsell has high sustainability ambitions for the new facility and solar park will be installed on the roof while geothermal energy will be the heating source.

The plot, which is in Eidsvoll municipality, has an area of 266,000 sq m providing scope for additional development of 20,000 sq m.
