CEREF II fund 75% invested as M7 buys Poznan last-mile asset

Investor and asset manager M7 Real Estate has acquired a city warehouse in Poznan from a private individual.

The property, located at 50 Mogilenska street on the East side of Poznan in the Malta Lake area, 3 km from Poznan’s ring road and 5 km from the city centre, has 17,000 sq m of warehousing and 2,800 sq m of offices. Tenants include HT Laser, Tasko Projekt, FUP and PLI Logistik. Avison Young introduced the property and represented M7. Allen&Overy provided the buyer with legal advice.

The asset has been bought on behalf of the M7 CEREF II and it is the fund’s seventh acquisition.The fund, has a target size of around €100 million and had its first close in 2020. It is now about 75% invested.

M7 said the acquisition is aligned with the fund’s strategy of targeting value-add and core plus logistics, industrial and office investments in the key Central European markets of Poland, Hungary and Croatia.
