Galliard Homes expands into retirement villages in England

Galliard Homes, London’s leading property developer, is expanding into the senior housing sector in the UK, which it described as “significantly undersupplied”.

The group has partnered with Probitas Developments, a retirement specialist and developer O’Shea to deliver a new £40 million six-acre retirement village near Henley-on-Thames and it plans to develop more senior housing in sought after locations in outer London and Southern England.

The first development in Lower Shiplake will deliver an assisted living community of 65 homes which will comprise one and two-bedroom apartments, cottages and penthouse-style homes. The complex will also include a village clubhouse with a bistro, bar, gym, fitness suite and care services for residents. Construction will start later this year and homes will be available to buy in 2022.

The new partnership’s next projects could be bigger and provide up to 150 new homes for senior residents, as well as amenities and care services. Locations could include Tunbridge Wells, Bournemouth, York, Worthing and Brighton.

“We’re delighted to expand into the later living marketplace”, said Stephen Conway, executive chairman of Galliard Homes. “Our partnership aims to help solve the significant undersupply of purpose-built premium retirement accommodation in the UK, with just 1% of the UK’s population living in designated retirement villages, compared to 17% of Americans and 13% of Australians”.

The UK retirement population is set to double by 2050, he added, and “there needs to be new custom-designed housing with services to meet this demand”’.

Probitas Developments said that Galliard Homes are bringing “a wealth of residential experience” to the sector, while their aim is to bring a fresh approach to one of the fastest growing property sectors in the UK.

Their plan is to deliver best in class homes, services and operations, creating healthy homes that allow residents to continue to enjoy a quality lifestyle in well-designed accommodation and with access to communal facilities and tailored support when needed.

“Retirement living is about providing the best property environment and services to people in later life”, said Scott Curran, Probitas director. “We believe if this is potentially someone’s last property purchase, then it should be their best”.
