New development plan unlocks expansion opportunities at Sweden’s Uppsala Business Park

An updated development plan significantly expands opportunities for investors and occupiers at Uppsala Business Park, Sweden.

One of Sweden’s leading life sciences clusters is poised for a new phase of growth following the approval of an updated development plan that significantly expands opportunities for investors and occupiers at Uppsala Business Park.

Previously featured by Real FDI as one of the world’s Top Investable Life Sciences Projects, the park is already home to a thriving ecosystem of companies operating across pharmaceuticals, biotechnology and advanced manufacturing. The newly adopted plan opens up an additional 150,000 sq m of development potential, creating one of the largest privately owned expansion opportunities close to a major Swedish city.

The revised framework provides greater flexibility for future development, allowing for a mix of industrial and office buildings with heights of up to 30 metres. It also establishes the basis for future building permits and land subdivision, giving developers and occupiers greater certainty as they plan long-term investments. The park is developed by Corem Property Group, a major commercial real estate company based in Sweden, which holds a portfolio of commercial premises totalling 2 million sq m.

“At Uppsala Business Park, we’re not just creating space – we’re creating the conditions for growth. With robust infrastructure already in place and the flexibility to accommodate everything from R&D and pilot production to large-scale manufacturing, companies can scale rapidly and with confidence. That readiness is one of the park’s greatest competitive advantages,” says Sebastian Schlasberg, CEO of property operations at Corem.

The expansion comes at a time when demand for life sciences and advanced manufacturing facilities continues to grow across the Nordic region, driven by increased investment in biopharmaceutical production, medical technology and research-intensive industries.

Location advantage

One of Uppsala Business Park’s greatest advantages is its location. Situated between Uppsala and Stockholm, the site offers access to one of Northern Europe’s strongest life sciences ecosystems while benefiting from excellent connectivity. Stockholm Arlanda Airport is just minutes away, providing direct access to international markets, while the adjacent E4 motorway links the park to Sweden’s major population centres.

Equally important is the area’s concentration of talent. Uppsala has long been one of Sweden’s premier centres for life sciences research, supported by Uppsala University and a highly skilled workforce. This concentration of expertise continues to attract companies seeking access to scientists, engineers and specialists in biotechnology and related fields.

“Uppsala’s greatest strength is its people and its ecosystem. Few places can match the combination of scientific excellence, entrepreneurial spirit and collaboration that exists here. Uppsala Business Park provides companies with direct access to world-class talent and one of Europe’s most dynamic innovation environments,” says Charlotte Skott, director of economic and business development for the Municipality of Uppsala.

Established technical infrastructure

Unlike many greenfield developments, Uppsala Business Park also benefits from an established technical infrastructure that can support highly innovative and research-intensive operations. This existing capacity enables companies to scale rapidly and reduces the lead times typically associated with large-scale developments.

The combination of location, talent and infrastructure has already made the park a major hub for life sciences activity. The newly approved development plan now creates additional opportunities for investors, developers and occupiers seeking flexible space in one of Europe’s most established innovation ecosystems.

As countries compete to attract investment in strategic sectors, sites capable of combining connectivity, talent and readiness are increasingly rare. With substantial development capacity now unlocked, Uppsala Business Park is well positioned to strengthen its role as one of Scandinavia’s leading destinations for life sciences and advanced technology investment.
