Project overview

K64 Light Industries is an industrial development area within K64, Iceland’s Airport Region, on the Reykjanes Peninsula. Located in Ásbrú, minutes from Keflavík International Airport and within easy reach of the deep-sea port at Helguvík, it combines international connectivity with access to renewable energy and development-ready land.

Part of Iceland’s wider K64 regional development initiative, the area is intended to support internationally focused businesses seeking a base between Europe and North America.

The opportunity

K64 Light Industries offers development-ready plots for companies in light manufacturing, advanced production, food and bio-based industries, logistics and technology-driven operations. The area already hosts industrial and technology businesses including data centre operators Verne and atNorth and biotechnology company Algalíf, providing an established base for further investment.

Investors benefit from proximity to Iceland’s principal international airport and Helguvík port, access to renewable energy and a highly educated workforce. Its position between Europe and North America provides strong connectivity for companies serving international markets, while Iceland’s stable business environment and sustainability credentials add to the location proposition.

The financials

Kadeco and the Municipality of Reykjanesbær are offering development rights and long-term land leases on 20 plots within K64 Light Industries. Fifteen plots for industrial and commercial development range from approximately 2,100 to 7,500 sq m, while five larger plots of 7,400 sq m to 10,600 sq m are suitable for organic cultivation, greenhouse operations and related activities.

Development rights start from ISK30 million, including municipal infrastructure fees. Incentives are available for companies with certified environmental management systems or developments pursuing recognised sustainability certifications. Planned wastewater infrastructure upgrades from 2027, alongside continued road construction and area development, are intended to support future growth.

Project sponsor

The project is led by Kadeco, Iceland’s government-owned master development company, in collaboration with the Icelandic state, airport operator Isavia and the municipalities of Reykjanesbær and Suðurnesjabær. This partnership provides institutional backing and aligns the development with national priorities around infrastructure, sustainability, economic diversification and regional development.
