Quadratum Potsdam is located in the heart of Potsdam Science Park, directly adjacent to Potsdam-Golm regional train station, southwest of Berlin. The park hosts more than 12,500 people working and studying across biotechnology, medical technology, optics, geosciences, astrophysics and gravitational physics.

Berlin city centre and BER Airport are approximately 30 minutes by public transport. The campus sits within a high-quality natural and research environment anchored by the University of Potsdam, Max Planck and Fraunhofer institutes.

Project overview

Quadratum Potsdam is a new four-building office and laboratory ensemble within Potsdam Science Park, designed to provide approximately 11,000 sq m of indoor space on a 15,300 sq m plot. The development combines flexible office and laboratory areas, conference facilities and attractive outdoor spaces, with rooftop areas and integrated amenities.

Buildings 5A and 5B form the first construction phase, with completion targeted for 2028.

The opportunity

It offers modern, flexible laboratory and office space in one of Germany’s most established science parks. Units can be configured for single or multi-tenant occupation, with adaptable layouts tailored to occupier requirements. The project seeks co-investors or buyers to participate in delivery alongside an experienced developer and construction group, creating opportunities for institutional capital, strategic occupiers and long-term owners within a research-led environment.

The financials

The scheme comprises roughly 5,400 sq m of office space in Building 5A and 6,250 sq m of laboratory space in Building 5B. Construction is planned over 2.5 to three years, with first occupancy expected in 2028. The project is structured for phased delivery, allowing for flexible leasing strategies and potential forward-funding or co-investment models.
