Nexus234 includes 330 acres available for laboratories, R&D, manufacturing, warehouse and office development, with approximately 135 acres publicly controlled to enable coordinated public-private implementation. It builds on the long-established Innovation Park and the redevelopment of a former IBM campus, now integrated with University Village and George Mason’s SciTech Campus.

Access to specialised research infrastructure – including a Regional Biocontainment Laboratory, CAP/CLIA-accredited lab facilities, and nano-fabrication cleanroom space – supports advanced research and commercialisation. The financials

Commercial land values in Northern Virginia have increased significantly, reflecting strong market demand. Prince William County and the city of Manassas collectively control more than 100 acres within Nexus234, offering targeted land sales aligned with innovation uses. George Mason provides additional undeveloped land suitable for public-private partnership, while University Village is zoned for up to 1.6 million square feet of commercial space.

A $2 million GO Virginia grant, matched by regional partners, further supports development momentum, and companies may qualify for additional incentives. The district’s wet-lab incubator track record and subsequent bioscience centre expansion demonstrate sustained demand for specialised laboratory capacity.
