Top 10 life sciences projects: Life Science Campus Mainz, Germany

Life Science Campus Mainz

Location

Life Science Campus Mainz is located in the state capital of Rhineland-Palatinate in Germany – directly adjacent to Johannes Gutenberg University Mainz, Mainz University Medical Centre and Mainz University of Applied Sciences. It sits within the RhineMain metropolitan biotech and pharma region and is 25 minutes from the financial centre of Frankfurt and Frankfurt Airport.

Project overview

The Life Science Campus Mainz is a 12‑hectare, purpose‑built life-science and biotechnology campus, designed to host R&D‑driven companies, startups and scale‑ups in modern lab and office buildings adjacent to leading academic and clinical institutions.

The project combines new multi‑tenant lab and office assets, development plots and innovation infrastructure to create a fully integrated environment for research, production and corporate growth.

The opportunity

In addition to rental offers in modern laboratory and office buildings that have already been built or are in the planning stage, companies and scale-ups can also acquire land and develop their own building projects. Investors and development partners are also invited to participate in the realisation of further multi-tenant laboratory and office buildings, as well as mixed-use components, such as shopping and dining options and sports facilities.

The financials

The city of Mainz has set a target to mobilise around €1 billion in combined public and private investment for the life sciences and biotechnology cluster, with the Life Science Campus as a flagship location. Within the campus, individual projects range from multi‑tenant lab buildings to customised corporate facilities, typically structured with long‑term leases from life-sciences occupiers and research institutions, offering stable cash flows and resilient yields in a structurally growing asset class.

Project sponsor

The project is supported by biomindz, a municipal company of the city of Mainz. Its dedicated life-sciences and biotechnology hub development platform is working closely with regional government, universities, the university medical centre and private‑sector stakeholders.

This public‑private governance model ensures long‑term strategic commitment, coordinated planning and infrastructure development, and a steady pipeline of academic and industrial tenants.

Significance

Investment in the Life Science Campus Mainz will support the city’s ambition to attract further global biotech and pharma players and to expand the network with local companies like BioN-Tech, Novo Nordisk, Schott Pharma and others.

The campus is expected to unlock hundreds of highly skilled jobs, catalyse additional R&D and corporate investment and strengthen Germany’s and Europe’s position in fields such as immunology, precision oncology, mRNA technologies, diagnostics and analytics.

The pitch

Mainz offers a rare combination of a fully planned, centrally located 12‑hectare life sciences campus with completed infrastructure and initial construction projects, immediate proximity to universities and a university medical centre, and rapid access to Frankfurt Airport.

For investors and developers, the project provides exposure to mission‑critical lab and R&D space in a fast‑growing European biotech hub, underpinned by strong political backing, a deep talent pool of almost 40,000 students and a clear long‑term investment strategy.
