Project overview
Spanning 23 hectares on the site of Bucharest’s former Pipera platform, Nusco City is the largest urban regeneration project in the city. The full masterplan includes more than 4,000 residential units, educational and medical facilities, retail, office space, a hotel and green areas covering around 40% of the site.
Phase 1, comprising 622 apartments and a 2,500 sq m park, was completed in Q2 2023 following a €70 million investment. Phase 2 (828 apartments and a 20,000 sq m ‘tiny forest’) is underway and expected to complete in H1 2026. The investment is expected to be more than €130 million.
The opportunity
Nusco City is one of Romania’s most attractive and secure real estate investment opportunities. Phase 1 is fully sold, and Phase 2 is nearing full pre-sale. The project’s scale, integrated concept and location make it a standout in the Romanian market.
Financials
Nusco City represents the largest mixed-use real estate investment in Romania, with a total value exceeding €1 billion. The second phase is backed by the country’s largest residential financing agreement to date. In 2023, Nusco issued its first bond on the Bucharest Stock Exchange, with a €5 million target. The issue was oversubscribed, demonstrating strong investor confidence even amid global volatility.
Project sponsor
The project is being developed by real estate specialist Nusco. It is funded through a combination of company equity, strategic bank partnerships and a publicly-listed bond issuance.
Significance
Already viewed as a “city within a city”, Nusco City is redefining urban living in Bucharest, blending residential, commercial and public amenities into a cohesive new district with a distinct identity.
The pitch
With 4,000 apartments, expansive green spaces, a Hyatt Place and Hyatt House hotel, an international school and a major healthcare provider in late-stage discussions, Nusco City offers a complete urban ecosystem.
It has been designed by world-renowned architectural practice Fuksas Studio. It is envisioned as a landmark for Bucharest: an international hub and blueprint for future city-making in Romania.
