ALEX Kaunas Innovation Park: a new home for high-tech investment

ALEX Kaunas Innovation Park is strengthening Lithuania’s position as a European destination for high-value, innovation-driven investments. The newly established 30-hectare district is designed for companies operating in advanced engineering, information and communication technologies, and life sciences.

The park offers land plots with fully developed infrastructure, facilities for rent suited to manufacturing and R/D activities, and access to skilled talent, allowing companies to establish and expand their operations fast and efficiently.

ALEX Kaunas Innovation Park is located just a few kilometres from the city centre of Kaunas, a city with a population of around 415,000. It sits close to the main universities, as well as key logistical hubs, the railway and bus stations, and Kaunas International Airport, located 18km away. This location encourages cooperation between companies, researchers, students, and educational institutions.

One of the main advantages of ALEX Kaunas Innovation Park – the city’s new the most ambitious economic project – is its fully developed infrastructure. Investors have access to roads, central heating, water and sewage networks, street lighting, cycling infrastructure and telecommunications connections. This reduces preparation time and allows companies to move more quickly from site selection to project development. The investor selection and approval process is also designed to be fast and straightforward.

Companies can choose between developing their own facilities in the park or starting their operations in the 10,000 sq m Innovation Hangar, which is gradually attracting new tenants. This gives businesses the flexibility to begin with smaller premises and later expand as their activities grow.

Rental rates in the Innovation Hangar currently range from €7.5 to €8.6 per sq m. The final rate depends on factors such as the company’s level of innovation, planned investment and the number of jobs it intends to create.

The park has already attracted major investment projects. Lithuanian technology company Teltonika plans to invest more than €34 million in a 15,500 sq m technology centre at ALEX Kaunas Innovation Park, creating approximately 500 jobs. As an investor, Teltonika is expected to strengthen the local technology ecosystem and create new opportunities for suppliers, partners and other innovative companies.

The connection between business and science is also becoming a reality. In autumn 2026, the Kaunas University of Applied Engineering Sciences will open a new applied research centre in the Innovation Hangar. The college is establishing modern laboratories where researchers and students will work on high-tech R/D projects in areas such as electronics, drones and energy solutions in partnerships with private companies. The centre will also support job creation and cooperation between science, business and technology companies.
