Project overview

Sister is a nine-acre innovation district in central Manchester, transforming the University of Manchester’s former North Campus into a major extension of the Oxford Road Corridor – one of the UK’s most concentrated life sciences and technology clusters.

Led by ID Manchester, a joint venture between Bruntwood SciTech and The University of Manchester, the masterplan will deliver over 185,806 sq m of commercial, innovation, retail and leisure space alongside 1,500 new homes over the next 10-15 years.

The district is positioned as a pivotal component of Greater Manchester’s Investment Zone, with a strong focus on digital technology and life sciences.

The opportunity

Sister provides large-scale, phased development potential within an established R&D corridor anchored by world-leading academic and clinical institutions.

The first major new-build phase (Zone C) will introduce approximately 53,883 sq m of commercial space, complementing the refurbished Renold Building, now home to over 100 occupiers.

The wider scheme will ultimately accommodate up to 371,612 sq m of development, creating a high-density innovation ecosystem designed to support scaling life-sciences companies, research commercialisation
and international inward investment.

The financials

The masterplan represents a potential £1.5 billion annual economic contribution to Manchester upon delivery and is projected to support approximately 10,000 full-time jobs. As part of the Greater Manchester Investment Zone, the district benefits from £160 million of regional funding aimed at accelerating innovation and growth over the next decade.

The scale, phased delivery structure and institutional sponsorship provide opportunities for forward funding, joint-venture participation and long-term income generation aligned with demand for lab-enabled and innovation space in a supply-constrained urban cluster.
