Project overview
Birmingham BioCity is a landmark 12,077 sq m, best-in-class CL2 life-sciences facility located at Curzon Wharf, within the Birmingham Knowledge Quarter. Purpose-designed for research-intensive life-sciences SMEs, corporates, universities, NHS and research institutes, the scheme delivers flexible laboratories, offices, collaboration and event space within a highly connected, sustainable urban ecosystem.
By creating the city’s first large-scale commercial urban bio-centre the project will set a new benchmark for life sciences infrastructure outside the Golden Triangle.
The opportunity
Birmingham BioCity offers a rare, early-stage investment opportunity into a city-defining life-sciences asset within a designated UK Investment Zone.
The project is seeking: development and funding partners with expertise in science, innovation or sustainable infrastructure; and strategic occupier partners (anchor tenants, universities, NHS, research organisations).
The financials
Occupiers and investors benefit from UK Investment Zone incentives, including 0% business rates, stamp duty relief, PAYE and staffing cost advantages, and access to £160 million in place-based government funding over 10 years to support skills, equipment and R&D finance. The model underpins strong long-term yields, supported by constrained supply, sustained demand for CL2 space and deep regional research pipelines.
Project sponsor
The project is led by Woodbourne Group, a privately owned Birmingham-based real estate investment and development firm. The scheme is aligned with Birmingham City Council and national government through its UK Investment Zone designation and sits within the 200-hectare Birmingham Knowledge Quarter innovation district. From March 2026, Birmingham BioCity will fall within the newly established Mayoral Development Corporation.
Significance
Birmingham BioCity is projected to generate over £150 million in economic impact while addressing a structural undersupply of commercial laboratory space in Birmingham and supporting thousands of jobs across research, clinical trials and medtech supply chains. It strengthens the UK life-sciences economy beyond the Golden Triangle and leverages HS2 connectivity to integrate Birmingham with London’s leading innovation districts.
Within the Birmingham Knowledge Quarter, each £1 million of R&D investment is forecast to unlock £5 million in private investment, £10 million in public R&D funding and £13 million in capital investment, marking a nationally significant expansion of UK innovation capacity.
