Project overview
Hub RTP is the 100-acre downtown district of Research Triangle Park (RTP), North America’s largest research park and a globally recognised life sciences hub in central North Carolina.
The $2 billion mixed-use development is at the centre of the Raleigh-Durham-Chapel Hill region and its three tier-one research universities. It will ultimately deliver over 1.5 million square feet of office and lab space, 1,200 residential units, hotel, retail and significant future development capacity. Phase 1 introduced Class A office, residential, retail and coworking assets.

The financials
Hub RTP was launched through a $105 million public-private investment led by the Research Triangle Foundation of North Carolina, enabling major infrastructure upgrades and development-ready utilities. The Foundation’s long-term stewardship, paired with experienced private partners, provides a stable platform for
co-investment.
Opportunities exceed 1 million sq ft of development capacity and include equity participation and long-term leased facilities in a market where life sciences rents remain competitive relative to top coastal hubs.
Project sponsor
Hub RTP is led by the Research Triangle Foundation of North Carolina, the non-profit steward of RTP for more than 65 years. The Foundation manages 7,000 acres, oversees infrastructure and covenants, and advances industry-university-government collaboration.
The project is strengthened by partnerships with Longfellow Real Estate Partners, the North Carolina Biotechnology Center and the Economic Development Partnership of North Carolina, combining mission-driven leadership, global life sciences expertise and a long-term regional vision.
