Project overview

The Teatr Muzyczny (Musical Theatre) is embarking on a landmark redevelopment project to build a new state-of-the-art headquarters and a water and music park, revitalising a centrally located site in the heart of Poznań in Poland.

The new 13-storey complex (including underground levels) will include a 1,176-seat main hall and a 312-seat chamber hall, along with modern backstage, rehearsal and support facilities. This new cultural hub is designed to meet growing public demand and elevate Poznań’s presence on the European musical theatre scene.

The opportunity

The project presents a unique cultural investment opportunity through a public-private partnership (PPP) model. Teatr Muzyczny is seeking partners and patrons interested in supporting the arts and investing in a flagship urban cultural asset.

With construction tenders underway and core public funding secured, additional private capital will enable the realisation of optional features and long-term value creation.

Financials

The estimated development cost is approximately PLN400 million (net) (€94.2 million), with construction scheduled from 2025 to 2029. While financial indicators show limited commercial return (IRR -6.7%), the project is expected to significantly reduce the theatre’s reliance on public subsidies over time by increasing audience capacity from 372 to 1,488 and covering over 60% of its future operating costs through revenue.

Project sponsor

The project is led by the Teatr Muzyczny w Poznaniu, a public cultural institution co-managed by the City of Poznań and the Ministry of Culture and National Heritage, with support from the Poznań County.

Significance

The development will act as a catalyst for the cultural and economic revitalisation of central Poznań. In addition to creating jobs and boosting tourism, the project will raise the profile of Polish musical theatre across Europe.
