Sustainability the key feature of MIPIM 2025 Awards winners
Sustainability was the key feature of the MIPIM Awards, also known as the Oscars of international real estate, the winners of which were announced on the last day of the annual event in Cannes.
This year the jury, chaired by Véronique Bedague, CEO of Nexity, focused on projects that seek to enhance the built environment’s prospects, in line with ESG goals. The six key criteria were overall sustainability, originality of the concept, architectural qualities, integration of the project in its environment and community, quality of the user experience, and economic contribution.
In total, 200 completed or yet-to-be-built projects from 36 countries entered the Awards and the jury shortlisted 39 projects from 22 countries for the final ceremony in the Palais de Festivals in Cannes.
The 11 winners of the MIPIM Awards came from the US, China, Denmark, Germany, Netherlands, Poland and Portugal.
The Special Jury Award, which is given to the jury’s favourite project, was awarded to Fuzja (Fusion), Łódź, Poland, designed by Medusa Group architects and developed by Echo Investment Group, which also won the prize for Best urban regeneration project.
Fuzja is a unique mixed-use project in the centre of Łódź on the site of a former factory. Transforming the historic textile district into a vibrant neighbourhood, Fuzja spans 8 hectares with 90,000 sqm dedicated to residential, commercial, and cultural spaces. With 22 buildings, including 15 restored heritage structures, Fuzja transforms the city’s industrial core into a “15-minute city.”
Belgian project developer ION won in the category of Best New Development with the Amsterdam project The Hive, which it is realising in collaboration with the Dutch company Green Real Estate.
The best workplace experience was judged to be the Booking.com City Campus in Amsterdam, while The Beehive in Hamburg won the prize for best residential project. The Green Bunker, also in Hamburg, was recognised as the best conversion project.
The prize for best cultural, sports & education project went to Håndværkskollegiet, or Crafts College in Horsens, Denmark and the best mixed-use project was judged to be Wonderwoods in Utrecht. Entrecampos in Lisbon won the prize for best new mega development.
Further afield, the best hospitality, tourism & leisure project prize was assigned to Sky Mirrors in Luzhou, China, and the best industrial & logistics project was deemed to be Wildflower Film Studios in New York City.
