Braiconf Plaza is a mixed-use urban regeneration project that reimagines the former Braiconf industrial platform in Braila as a contemporary, multifunctional hub.

Strategically positioned at the intersection of three major roads and serving the wider urban region of Braila and Galați – home to more than 400,000 people – the development will deliver over 26,000 sq m of integrated built space. Organised into five functional zones – retail, services and health, offices, residential and aparthotel, and active textile production – the project aims to create a new economic and social anchor for the region.

The opportunity

Investment opportunities are available across commercial and residential components, including fashion retail, FMCG, medical and banking services, aparthotels and office spaces. Potential partners are invited for the co-development of clinics, hypermarkets, cultural venues and flexible building units, with interest sought from real estate investors, commercial operators and funds targeting urban regeneration.

Financials

The estimated cost for the initial development phase is €10 million, with funding to be secured through a blend of private investment, co-development models, rental income, and public-private partnerships. Pre-lease agreements are currently under negotiation with retailers and healthcare providers, with yield expectations to be confirmed in due course.

The project is led by Braiconf SA, a longstanding leader in Romania’s textile industry, with the support of Braila’s local authorities in facilitating urban planning and infrastructure approvals.

Significance

Braiconf Plaza is poised to serve as a catalyst for the economic revitalisation of the Braila-Galați region.
