Top 10 CEE investable projects: Amylon – Sibiu, Romania

Amylon Sibiu

Project overview

Located in the heart of Sibiu — one of Romania’s most vibrant and culturally rich cities — the redevelopment of the historic Amylon site will transform a former industrial complex into a dynamic, sustainable urban quarter.

Leveraging Sibiu’s strategic position along key commercial corridors, its strong industrial and tech base, and high quality of life, the project blends modern living, education, business and leisure with a thoughtfully designed mixed-use setting.

Covering 40,000 sq m with a target built-up area of 80,000 sq m, the revitalised site will support the city’s continued growth and reinforce its role as a regional hub.

The first phase, due by 2027-2028, will include residential buildings, a school and kindergarten and commercial spaces.

The opportunity

This largescale urban regeneration project includes residential developments, a hospitality offer including a sky bar with panoramic views, commercial and office hubs, and high-quality public infrastructure.

A key feature is its integration of green building principles, community-focused public spaces and cogeneration energy systems.

Financials

The estimated investment for the first phase is €30 million, with the total project value expected to reach €200 million. The first phase is targeted for completion in 2027-2028, with full project delivery anticipated by 2033.

Project sponsor

The project is led by German investor Paul König, whose vision is to deliver a future-ready, sustainable, and integrated urban neighbourhood that complements Sibiu’s growth and cultural heritage.

Significance

This development will revitalise a historically significant site, reinforcing Sibiu’s identity as a centre for culture, commerce and sustainable innovation.

The pitch

With over 60% of Phase 1 tenants secured and Romania’s real estate market in continuous expansion, this project offers strong potential for long-term rental income and energy generation returns. Its alignment with EU directives, urban expansion trends, and Sibiu’s rising demand for quality mixed-use environments makes it a standout opportunity for forward-looking investors.
