Rental growth predicted for Germany as it shakes off covid

As restrictions are lifted in post-covid Germany both employers and employees are expected to favour a return to offices because of their role as meeting places, somewhere where the social components of business are carried out and where innovation and creativity occur.

The market is further enhanced because of the shortage of new space. “Especially here in Germany, there is a quite limited supply of new stock so we will see demand in this field and with limited supply, we expect this to be a driver for rent as well,” said AEW managing director and head of core funds Christina Ofschonka.

The easing of restrictions is also starting to benefit the retail sector too, she said. “Retailers return from their crisis management to more regular business and are pushing their omni-channel strategies further forward. Alongside with this we expect rents to stabilise,” she said.
