Slovakia’s JTRE goes for a mix of uses in Berlin’s Europacity

Having completed the Triptych Bankside project in central London, Slovakian developer J&T Real Estate (JTRE) is to develop a large mixed-use project in Berlin.

JTRE’s newly-established German branch’s first project will be the 33,000 sq m Nordhafen Living & Office located in Europacity, part of the Berlin-Mitte district between the main rail station and Nordhafen harbour, close to the government quarter.

GMP Architekten has designed the project which has building permission for a 33,000 sq m mixed-use block of which more than half will be residential, with 150 residences set aside for long-term rental.

A third of the scheme will provide office space and the remainder is earmarked for retail and gastronomy. Ground work will begin in May and construction will start at the end of the summer. The project is scheduled for completion in 2027.

The project will also provide a green courtyard with a relaxation area and children’s playground, more than 300 bike racks and underground parking with e-chargers. There will be a roof terrace for office tenants. The project is targeting LEED and WELL accreditation.

“This long-disused brownfield site will be transformed into a new green urban district for 16,500 residents. Covering 40 hectares in a prime area, this project’s wide range of services and multi-functionality will make this a high-profile project for all of Berlin,” said Lukáš Sásik, JTRE’s director of international operations.

JTRE Germany was established last year. “We’re entering markets with view to establishing a long-term presence. Following the London benchmark, we’ve set up a JTRE branch for the German market in Berlin,” said JTRE executive director Pavel Pelikán.
